New Housing Developments Planned for Prospect Avenue Amid Community Concerns



The City Planning Commission (CPC) met on December 16, 2024, to review and approve housing developments along Prospect Avenue, which included plans for two new residential buildings with 244 apartments, 61 of which would be income-restricted. The CPC recommended the city rezone parts of the area from R5B to R71 to facilitate these developments, citing strong transit access and nearby amenities.

The proposed zoning changes aim to address local housing demand while balancing community concerns about height and infrastructure impacts. Many residents expressed apprehensions regarding potential displacement and lack of community input, yet supporters highlighted the benefits of introducing new housing in a transit-rich environment, potentially alleviating displacement pressures in adjacent neighborhoods like Flatbush and Kensington.

In support of the housing developments, the commission discussed upcoming transportation improvements, noting that the area is well-connected by subway and bus services. The 15th Street Prospect Park subway station, just a two-block walk away, connects the project area to lower Manhattan in approximately 35 minutes. The CPC also noted the removal of minimum parking requirements for residential buildings in this inner transit zone, encouraging developers to build housing without the burden of providing off-street parking.
